In Sub-Saharan African cities, rental housing has expanded alongside the growth of informal settlements. This study examines how housing investment and rental housing shape living conditions and generate differences among residents within plots in Lusaka, Zambia, based on surveys conducted in 2009 and 2023-2024. The results show rising building density and rental units, while building renewal is limited and rental housing also expands through the continued use of existing structures. Owner-occupied rental has become more common, resulting in the coexistence of owner and tenant households within the same plot and generating differences in living environments and perceived residential stability.
